Another 21 units sold
In the Marine Parade location, GuocoLand sold another 21 units at its freehold Elliot At The East Coast project last week. This brings total units sold to 66 units. The developer has released 80 of the total 119 units in the five-storey project at an average price of $970 psf. It is offering IAS in exchange for a 2 per cent price premium. So far four buyers have taken up the scheme. GuocoLand began selling the condo on Sept 19.

Good Buy
The roads in to the project a bit let down. There are 2 access - one a one way street and another a 2 ways street. The one way street is nearer to the access to the project. But there is only 1 way out. It is not that far to walk in from the main road, probably 3-6 min walk. The surrounding areas are all residentials - many renovated or rebuilt 3 storey town houses, some pretty beautiful renovated houses.I like the surrounding. Next to the project, is the Autism Centre, a very big project indeed. I think MOE will do something to improve the road access - probably widened it or may be covered the drains so that pedestrians could have easier time to walk. Overall I like the location. Where else could you get a freehold project about about S$1000 a sq ft. Or where else could you find a freehold land around here. SeaBreeze is selling at about $1000 too - but it is surrounded by all tall development and the built is for the project is rather small. Also Seabreeze does not have shop _ eating places etc compare to ELliot where you could walk to Siglap etc. All these mean .... good rental ... and near to seaside using the underground pass will take you at the most 20 mins walk. Go for the project - I already got mine. I heard all 3 rooms are sold out only left the 4 rooms ( 1733 @ less than $1000 ). Not offically launched but I heard all released units are sold , the developers would be selling the prime unit at eh... a much higher price. Good blocks are 33 ( 16, and 17 ), block 10. Block 2 , choice units at $1162 are all gone. It is opened tomorrow - 21 Sept .. Good luck.
