I own a unit in Tower 1 of this project and have been staying here with my family since Feb 2006. There are a total of six towers in the project. Our unit has 2 bedrooms and is situated at the corner of the end facing the open field across Rosewood Drive (unblocked view of about 5 to 6km). We have enjoyed our stay here so far.

There are numerous facilities in this project - BBQ pits, tennis court, basketball court, exercise stations, a mini-golf practice area, an olympic-size swimming pool, a clubhouse and even a karaoke room. Each resident here is given an account with which he or she can log into an online facility booking system on the Internet. Electronic booking of facilities is extremely effective and straight-forward in Casablanca.

Parking lots are situated throughout the project. A multi-storey carpark (6 levels including roof-top terrace) provides more than 200 parking lots while there are more than 100 above-ground lots located around the various tower blocks. As of today, parking space is ample and well-allocated. The car-park is well-maintained and brightly lit even during the nights. A lift serves the various floors of the car-park as well as the roof terrace. Each car owner is given an RFID disc which automatically activates the lifting of the barrier at the main entry points for residents.

The first thing that strikes our visitors is the tremendous amount of flowing water around. Apart from the massive swimming pools, there are many water features installed in the premises. From Feng Shui point of view, this creates a highly positive ambience for prosperity since water connotes wealth, particularly flowing water. Due to the immense amount of water in the project, the air is cool even in mid-day!

Flora is also aplenty in Casablanca. There are lots of greenery and flowers growing throughout. These are well-maintained and complement the natural mediterranean theme of the project. We can hear the joyous chirping of birds and feel the nice fresh breeze on our faces when we take a walk around the area in the morning. This gives an overall sensation of harmony and balance within the project.

In terms of amenities, there is a Fairprice Express outlet in the petrol station just across the minor road leading into the cluster of condominiums here. The outlet provides many daily necessities such as milk and bread. The Delifrance and Polar Express kiosks provide variety of fare for tea-breaks. Across Woodlands Avenue 1, the Causeway Point shopping mall and Civic Centre business hub feature a wide variety of service providers and retail outlets.

We can borrow books easily from the National Library Woodlands branch or pay our bills at the HDB SingPost branch in Civic Centre. Sometimes we will even rent a DVD from the Play! self-service kiosk or grab some Old Chang Kee puffs after catching a movie at Causeway Point. In just a small 1km radius area, we can find virtually every product and service that we need.

Transport is also extremely convenient. A newly constructed bus-stop just outside the side-gate serves primarily residents in Casablanca and the students from Innova Junior College which is linked via an overhead bridge. If you are lazy to spend the five to ten minutes walking to the regional centre interchange (where the MRT station, Causeway Point and Civic Centre are located), a bus service here will get you there in under three minutes. We can also cross the overhead bridge to take a bus service that connects us to the other parts of Singapore.

For drivers, access to the expressways is excellent as the entry to BKE/PIE/CTE is literally around the corner. Once we are out of the Casablanca gates, it takes less than a minute to hit the expressways. In just a circle of two to three kilometers, there are three different entry points to the BKE and two entry points to the CTE. If you like going to Malaysia to shop, you will be happy staying here as it takes us a mere ten minutes to reach the causeway by car.

Woodlands is one of the areas with the highest density of schools in Singapore. Across the road (Woodlands Avenue 1) are a primary school and secondary school. Cross Woodlands Avenue 2 using the side-gate and we reach Innova Junior College in a minute or two. Slightly further down is the Singapore Sports School which is also within walking distance. A minor road which will be ready in the near future will make it easy for residents of Casablanca and the other private condominiums within the cluster to reach the Singapore American School. Driving there will take less than a minute via that new road addition.

The grapevine has it that the rental yield for units in Casablanca have never been higher (about 6% to 8% based on our original purchase price). We are looking at more than $2,200 per month for a 2+1 unit (two bed-rooms and a study area) and it is increasing in tandem with the recent property boom. Even the Inland Revenue of Singapore agrees with that as our property tax has just been increased recently. As a relatively new project, Casablanca enjoys good capital appreciation potential compared to the other projects in the vicinity. Prices have risen by more than ten percent since last year and appears to be heading north viz-a-viz other ebullient property developments in the news lately.

We have not looked back since we bought a unit in this project as it has been an fruitful investment in terms of living conditions and capital appreciation. We are confident that we will continue to enjoy our stay in this project in the years to come.
